There may be variations in price to suit individual circumstance and this will be explained. Planning Applications
Once the sketches are agreed and a survey completed (if necessary), we will prepare the necessary drawings  and documentation and submit a planning appliation on your behalf. We have many years of completing successful applications and understand what is required to get schemes through the planning process. Continuous liaison with the Local Authority from the very start helps to ensure the smooth running of the application and you are always kept 'in the loop' and aware of how things are progressing.

Our fees for the planning service are based on the size, scale and complexity of the project, or occasionally dependent on the estimated build cost, but in each instance, the fee will be a fixed . At times, additional work may be necessary and this will be explained before proceeding.

A fee will also be required for the local authority on submission of the application.
Building Regulations
Building RegulationsIn our opinion, one of the keys to a successful project irrespective of its size are the building regulations'. Technical drawings must be drawn to ensure compliance with the relevant standards. We have unrivalled experience and expertise in preparing very detailed and highest quality technical drawings.

These drawings will be submitted to the Local Authority or an approved inspector for approval under the Building Regulations. The drawings also form part of the tender submission ensuring that, for no extra cost, the builder will be contracted to work to the highest standard of practice using the carefully selected, specified materials and construction techniques. That means no cutting of corners, no extra hidden costs and an assurance that the project can be completed to the highest possible standard.

There are many items that require building regulations consent and we recommend that you contact us prior to embarking on construction work,.

Our fees for this service will be fixed and quoted following the preparation of sketch proposals.

A fee will also be required for the Local Building Control Authority or appoved inspector.
Listed Buildings

Generally, the majority of our projects are either priced on a modest percentage of the anticipated build costs or a fixed lump sum, which is calculated based on our involvement, this ensures that clients have costs certainly from the start of a project.

We provide a great value service, for planning and building regulations applications and are able to offer a range of fixed price services to provide cost certainty before you embark on your project.

We are highly trained, registered architects and well versed in handling the full range of projects. Whilst we use our design flair and technical know-how to enhance your lifestyle, you can rest assured that our quotation will be a fixed fee. 

In some instances, Local Authority fees and other consultants fees, such as a structural engineer, will be applicable.
